The subject property was part of a deceased estate which was in the hands of the State Trustees for just over 5 years as the owner of the property had neglected to make a Will. The daughter and granddaughter resided in London and had a great deal of difficulty overseeing the legalities of the issue at hand. Through email correspondence and meetings on Skype, Value Melbourne was appointed to act as power of attorney to sell the property.
The property was significantly overgrown and dirty having been vacant for the 5 year period. Value Melbourne project managed the cleanup of overgrown vegetation, debris from around the property such as old building material and rubbish, demolition of part of the boundary fence and reinstatement of a new fence, in addition to the removal of household goods and overseeing an internal cleanup. In conjunction with Carter Real Estate - Ringwood, a local agent appointed by us, we established a selling strategy and advertising campaign. One of our responsibilities in this process was to establish a fair-minded reserve price. The auction was extremely successful tapping into the target market we intended. The valuation produced was for Pre-Sale purposes was designed to bring potential purchases to the table to establish a fair minded market valuation. The subject facility was a medical centre where we were appointed to conduct a Rent Review. The tenants conducted preliminary investigations with an opposing valuation firm but due to their review being of a basic nature it is our belief that the conclusions drawn were flawed. To conduct a rent review that is fair minded and specific to the client's circumstances whether it be at the landlord's or tenant's request, significant investigation and effort by the Valuer is required.
It is very easy to conduct a preliminary investigation then draw the wrong conclusions, although it is possible to shortcut what often amounts to a hefty document.
